The works hereby permitted shall be begun not later than three years from the date of this consent. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001 and Proposed_Plans_&_Elevations_12/42/02, except as controlled or modified by conditions of this consent. All new soil vent pipes shall be constructed of traditionally profiled metal. Reason: In the interests of the visual appearance of the works in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5, CON7 and CON15 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Large scale detailed drawings and sections of the new porch showing the elevation design, joinery and roof Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON 2, CON5, CON7, and CON15 of the South Oxfordshire Local Plan 2011.

That the original boarded door and door lining shall be re-used for the new doorway opening. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
