That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001 and Proposed_Plans_&_Elevations_12/42/02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P13/S2506/DIS

All new soil vent pipes shall be constructed of traditionally profiled metal. Reason: In the interests of the visual appearance of the works in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5, CON7 and CON15 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. That the original boarded door and door lining shall be re-used for the new doorway opening. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the works in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5, CON7 and CON15 of the South Oxfordshire Local Plan 2011.

That all new drainage shall be run internally. Reason: In the interests of the visual appearance of the works in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
