Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11, 12454cv-03, 12454cv-02, DGDK-04-OCT13, 09, 01, LOC-001, DGDK-02-OCT13, DGDK-03-OCT13, DGDK-01-OCT13, 12454cv-01, 13A, 12A and 10, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4, D1, E8, H4 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order), no development as specified in Schedule 2, Part 1, Classes A - Extensions; C - Rooflights and E - Outbuildings; shall be undertaken without the prior written permission of the Local Planning Authority. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development as specified in the condition in the interests of amenity and in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4, D1, E8, H4 and H13 of the South Oxfordshire Local Plan 2011.

The tree protection measures shall be implemented as detailed in the submitted arboricultural report prior to the commencement of any site works including demolition and shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4, C9, D1, E8, H4 and H13 of the South Oxfordshire Local Plan 2011.

The detached garage and barn conversion hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Dog and Duck. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2, G4, C4, D1, E8, H4 and H13 of the South Oxfordshire Local Plan 2011.
