Conditions / Refusal Reasons
The proposed development would fail to fall within the definition of infilling as set out in Policy CSR1 of the South Oxfordshire Core Strategy. It would result in the consolidation of loose-knit development at the edge of the settlement and would detract from the character and appearance of the locality, which lies within the Chilterns AONB. As such, the proposal would be contrary to Policies CSR1 and CSEN1 of the South Oxfordshire Core Strategy and Policies G2, C4, D1 and H4 of the South Oxfordshire Local Plan 2011.

The proposed development would involve the loss of an area of open space used previously as the pub garden to The Sun Inn public house. This would compromise the vitality and viability of the public house, which has been designated as an Asset of Community Value, through the loss of an attractive and conveniently located pub garden. As such, the proposal would be contrary to Policy CSR2 of the South Oxfordshire Core Strategy and Policies G2 and CF1 of the South Oxfordshire Local Plan 2011.
