The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S3215/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, CDA48-01A, CDA48-02A, CDA48-03A, CDA48-04A, CDA48-05A, CDA48-06C, CDA48-07C, CDA48-08C, CDA48-09C, CDA48-10C, CDA48-11A, CDA48-LP and CDA48-SP, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S3215/DIS

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Detailed drawings of roof lights. b. Detailed drawings of all external joinery. c.Details of rainwater goods. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Materials for the walls and roof of the two storey extension and plinth and roof of the Garden Room. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 of the South Oxfordshire Local Plan 2011.

The new brickwork shall match the existing in terms of brick size, colour bond, mortar mix and mortar finish. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 of the South Oxfordshire Local Plan 2011.

The development shall be carried out strictly in accordance with the details set out in Tree Survey Report dated February 2013. Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
