That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S2234/DIS

At the expiration of a period of 2 years from the date of this permission the use of the land for the siting of a mobile home as specified in the application shall cease and the mobile home shall thereafter be removed from the land by 31st July 2015. The mobile home shall also be removed from the land within the 2 year period should it no longer be required for staff accommodation. Reason: In order that the effect of the development on the amenities of the neighbouring area can be assessed during this period and that any future application can be decided on this assessment in accordance with Policies CSR1, CSR2, CSR3, CSEN1 and CSM1 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, D1, CF1 and T1 of the South Oxfordshire Local Plan 2011.

Prior to the siting of the mobile home hereby permitted a scheme for the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented as approved prior to the occupation of the mobile home. Reason: To help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, and D1 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall not be occupied at any time other than for staff accommodation for employees of The Five Horseshoes Public House. Reason: As the separate occupation of the mobile home would represent an undesirable independent use of the land and result in inadequate standards of amenity and privacy in accordance with Policies CSR1, CSEN1 and CSM1 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, D1 and T1 of the South Oxfordshire Local Plan 2011.
