The proposed extension would represent a further expansion of an already heavily extended Grade II listed building and would make 20th and 21st century additions the dominant element of the property. In particular, the proposal would obscure the original brick and flintwork on the eastern elevation which makes a significant contribution to the special architectural character and historic interest of the listed building. As such, the proposal would be contrary to Policies CSEN3 of the South Oxfordshire Core Strategy and Policies CON2, CON3 of the South Oxfordshire Local Plan 2011.
