Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12091-P01, 12091-P02 and 12091-P03, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That all new external flues shall be painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011. That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and doors (internal and external) has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011. Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Any changes to the chimneys to allow the fitting of the woodburning stoves b. The new partition between the new bathroom and ground floor store (detailed section required) c. Methodology for stripping the internal timbers d. Pipe/conduit runs and a methodology for new plumbing and electrical services e. Schedule of external repairs f. Schedule of all new internal finishes Thereafter the works shall be carried out in accordance with the approved details.
