The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S2900/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 07124 L01, 07124 PS01, 07124 PS02A, 07124 PS02 and 07124 PS03A, 07124 SU01A and 07124 PS03, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The stables and hay store hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the land and their family, and shall not be used for any commercial activity, including hiring, hacking, livery, breeding or tuition. Reason: To ensure that the development is not damaging to the amenities of the area or neighbours in terms of traffic, excessive bridleway use, noise, smell or other disturbance in accordance with Policies EP1 and R10 of the South Oxfordshire Local Plan 2011.

The hay store hereby permitted shall only be used for storage purposes in connection with the equestrian use of the site. Reason: To ensure that the development is not damaging to the amenities of the area or neighbours in terms of traffic, excessive bridleway use, noise, smell or other disturbance in accordance with Policies EP1 and R10 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and R10 of the South Oxfordshire Local Plan 2011.

The existing hedges and trees on and adjacent to the site shall be protected whilst development operations are in progress in accordance with a scheme to be first agreed in writing with the Local Planning Authority. The scheme shall include details of the foundation design of the development, and the agreed scheme shall be implemented prior to the commencement of development and shall be retained for the entire course of development. Reason: To safeguard the character of the area in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and R10 of the South Oxfordshire Local Plan 2011.

No external lighting shall be installed in the areas around the development hereby approved unless otherwise approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and R10 of the South Oxfordshire Local Plan 2011.
