The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The stables and hay store hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the land and their family, and shall not be used for any commercial activity, including hiring, hacking, livery, breeding or tuition.
Reason: To ensure that the development is not damaging to the amenities of the area or neighbours in terms of traffic, excessive bridleway use, noise, smell or other disturbance in accordance with Policies EP1 and R10 of the South Oxfordshire Local Plan 2011.
The hay store hereby permitted shall only be used for storage purposes in connection with the equestrian use of the site.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority.

The existing hedges and trees on and adjacent to the site shall be protected whilst development operations are in progress in accordance with a scheme to be first agreed in writing with the Local Planning Authority. The scheme shall include details of the foundation design of the development, and the agreed scheme shall be implemented prior to the commencement of development and shall be retained for the entire course of development.
