The proposed development would threaten the health and longevity of trees on site that have significant amenity value and are also the subject of a Tree Preservation Order. The harm to the trees would be detrimental to the character and appearance of the site and surrounding area and as such, the development would be contrary to Policies G2, C9 and H4 of the South Oxfordshire Local Plan, Policy CSQ3 of the South Oxfordshire Core Strategy and advice contained in the South Oxfordshire Design Guide and the supporting Trees and Development Best Practice Guidance.
