The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL_1114, PL_1104, PL_1105, PL_1106, PL_1107, PL_1108, PL_1109, PL_1111, PL_1112, PL_1113, PL 0112, PL 0104, PL 0105, PL 0106, PL 0107, PL 0108, PL 0109, PL 0111, PL_1101A, PL_1102A, PL_1103A and PL_1110A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S3673/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Detailed joinery drawings, at a scale of no more than 1:20, for all new windows and doors, including within the new conservatory, oriel window and sash windows, shall be submitted to and approved in writing prior to the relevant part of the works commencing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of the brick to be used for the plinth of the new conservatory, and for the external steps below the conservatory shall be submitted to and approved in writing prior to the relevant part of the works commencing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The use of double-glazing window units shall be limited to new and replacement units, in accordance with a schedule of works that shall be submitted to and approved in writing prior to the relevant part of the works commencing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
