Having regard to the small size of the site, to the scale of the proposed extension, to the proximity of the development to neighbouring properties and to the loss of the Field Maple Tree the proposal would result in a cramped form of development that would be out of keeping with the pattern of surrounding development and would adversely affect the character of the area. As such, the proposal is contrary to Policies CSDID3 and CSQ3 of the South Oxfordshire Core Strategy 2027, to Policies D1, C9, G2 and H4 of the adopted South Oxfordshire Local Plan 2011 and to advice set out in the South Oxfordshire Design Guide 2008.

Having regard to the fact that the small garden area would be open to public views from Ottery Way the proposed layout would fail to provide adequate standards of privacy and residential amenity for the occupants of the proposed dwelling. As such, the proposal is contrary to Policies G2, D1, D4 and H4 of the South Oxfordshire Local Plan 2011 and to advice set out in the South Oxfordshire Design Guide 2008.

That particularly having regard to its size and siting in close proximity to the boundary of the adjoining property No.2 Darent Place, the proposed dwelling would have an overbearing and oppressive effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of that property contrary to Policies D4 and H4 of the South Oxfordshire Local Plan 2011 and to advice set out in the South Oxfordshire Design Guide 2008.

That the proposed new boundary wall would reduce visibility across Ottery Way and would be detrimental to the safety and convenience of users of the public highway and the public footpath at the front of the site contrary to Policies H4 and T1 of the South Oxfordshire Local Plan 2011.
