Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 800 PP01D, 800 PP02D and 800 PP04D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The outbuilding hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 132 Loyd Road, Didcot.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
Upon commencement of the development hereby approved no development shall be undertaken pursuant to the planning permission dated 20 November 2012 granted by the Council under reference P12/S2230/HH.
Reason: As the implementation of both permissions would constitute an overdevelopment of the plot resulting in poor standards of amenity for 132 Loyd Road and the neighbouring properties and, detracting from the character of the area, contrary to Policies D1, G2 and H13 of the adopted South Oxfordshire Local Plan.
The development hereby approved shall not be commenced if the planning permission dated 20 November 2012 granted by the Council under reference P12/S2230/HH has been implemented.
Reason: As the implementation of both permissions would constitute an overdevelopment of the plot resulting in poor standards of amenity for 132 Loyd Road and the neighbouring properties and, detracting from the character of the area, contrary to Policies D1, G2 and H13 of the adopted South Oxfordshire Local Plan.
