Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001, THAME_PLAYERS-S1-MS-13, THAME_PLAYERS-S1-MS-18, THAME_PLAYERS-S1-MS-12, THAME_PLAYERS-S1-MS-17, THAME_PLAYERS-S1-MS-11, THAME_PLAYERS-S1-MS-16, THAME_PLAYERS-S1-MS-10, THAME_PLAYERS-S1-MS-15, LOC-001 and THAME_PLAYERS-S1-MS-19, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the construction of the development hereby approved, a report containing an assessment of any noise breakout through the approved extension shall be submitted to and approved in writing by the Local Planning Authority. The assessment shall take into account the highest likely noise levels produced by activities within the premises and the impact of this on adjacent properties and details of the acoustic insulation of the material proposed to be used. Any mechanical plant to be installed on the premises shall also be assessed in the report using the methodology set out in BS4142:1999. The report shall include a scheme of mitigation to ensure that the noise levels are controlled, so that they do not exceed an agreed level at the boundary with adjoining properties. The report shall be carried out by a competent, qualified acoustician who is at least an associate member of the institute of acoustics. The agreed scheme of mitigation shall be implemented prior to first use of the extension and thereafter retained as approved.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, EP1, EP2 and CF1 of the South Oxfordshire Local Plan 2011.
That no performances, rehearsals or set construction shall take place in the building unless all the doors on the south elevation of the building are closed and remain closed during these activities. No set construction shall take place outside the building.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, EP1, EP2 and CF1 of the South Oxfordshire Local Plan 2011.
