Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, [INSERT], except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved samples of stone for the conservatory plinth and the extension shall be submitted to and approved in writing by the Local Planning Authority. The stone shall match the existing building in type and coursing. Reason: In the interests of the visual appearance of the worksin accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2,Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

All rainwater goods shall be cast iron or cast aluminium. Reason: In the interests of the visual appearance of the works in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, Con2 and Con 3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows, lanterns and cornice at a scale of at least 1:20 has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the works in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
