That particularly having regard to its siting, in close proximity to the boundary of the adjacent property to the North, No. 9 Goffe Close, and its height and bulk, the proposed first floor extension would have an overbearing and oppressive impact and would result in a significant loss of daylight and sunlight to the neighbours landing window. In addition the sheer brick wall at such close proximity would create a tunnelling effect and is considered detrimental to neighbouring amenity contrary to Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy and guidance contained within the South Oxfordshire Design Guide 2008.
