Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12-BUZ-01, 12-BUZ-02, 12-BUZ-03, 12-BUZ-04, 12-BUZ-05, BLO-001 and LOC-001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the extension hereby permitted shall not be constructed unless the rear extension to 1 Hillcrest Cottages, approved under planning permission P12/S2598 is constructed at the same time.
Reason: To ensure that the proposed extension does not result in unneighbourly development to 1 Hillcrest Cottages, in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
That no surface water from the development shall be discharged onto the adjoining highway.
Reason: In the interest of highway safety and in accordance with Policies T1 and EP6 of the South Oxfordshire Local Plan 2011.
