The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S0851/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, J342/100A, J342/124B, J342/123B, J342/122A, J342/121A, J342/120A, J342/110A, J342/104, J342/101, 200, J342/103, J342/102, J342/125B, J342/126B and J342/112B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development detailed plans showing the existing and proposed ground levels of the site together with the slab and ridge levels of the proposed development, relative to a fixed datum point on adjoining land outside of the application site, shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure a satisfactory form of development in accordance with Policies CSQ3, CSEN3 and CSR1 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, CON7 and H4 of the South Oxfordshire Local Plan 2011.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3, CSR1 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, CON7 and H4 of the South Oxfordshire Local Plan 2011.

The dwelling shall achieve at least Code Level 3 of the Code for Sustainable Homes. The dwelling shall not be occupied until a final Code Certificate has been issued for it certifying that at least Code Level 3 has been achieved. Reason: To ensure high standards of sustainable design and construction in accordance with Policy CSQ2 of the South Oxfordshire Core Strategy 2027.

The existing wall along the whole of the front and side boundaries of the land shall be retained and shall not be altered in any way unless as shown on the plans hereby approved or as otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3, CSR1 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, CON7 and H4 of the South Oxfordshire Local Plan 2011.
