Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.

Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The extension hereby permitted shall only be constructed in the materials specified within the application form and heritage statement dated 11th December 2012, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, EE-002, EF-001, PF-001, PE-002B, PE-004B and COM1, except as controlled or modified by conditions of this consent.

Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved a detailed specification of any external vents, flue pipes and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details.

Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. For the avoidance of doubt, the submitted specification should include joinery detail at 1:5 and 1:20 in section and elevation. 

Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

The new rooflights to the north elevation shall be conservation-style, with central bar and fitted flush with the roof covering

Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.
