Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, E1812-T, E1812-S, E1812-F S2, E1812-F S1, 956-1, 956-2, 956-6, 956-7, 956-8, 956-9, 956-10, 956-11, 956-12, 956-13, 956-14, 956-15, 956-16, 956-17, 956-3C and 956-4D, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Plumbing runs, indicating location and any additional works for installation, for the first and second floor bathrooms. b. Joinery details for all new external doors, windows and rooflights. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be of profiled metal construction painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
