The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details submitted with the application except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The premises shall be used only for 1) a catering kitchen and 2) hired meeting rooms with the provision for catered events (sui-generis) and shall at no time be used for any other purpose. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

The use of the premises, including catering, hereby permitted shall be restricted to the hours of 8am until 10pm Monday to Saturday and NO use on Sundays and Bank Holidays. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

There shall be no use of amplified music or the use of sound systems in connection with the approved use. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

The use hereby approved shall be confined to the internal space only. There shall be no catered events in the garden area at the rear or parking spaces to the front of the application site. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.
