That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, SCEH/12/6B and SCEH/12/5A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Vision splays of 100m towards the north on the A4074 and 120m towards the south on the A4074, shall be formed, laid out and constructed in accordance with detailed plans which shall be submitted to and approved in writing by the Local Planning Authority prior to the first use of the building hereby approved for B1(a) office use and the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be used only as office accommodation within Class B1(a) of the Schedule to Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order)and not for any other purpose. Reason: In the interest of the general amenity of the area and having regard to the impact of the use of the building on the Chilterns Area of Outstanding Natural Beauty and on highway safety in accordance with Policies G2, E8 and T1 of the South Oxfordshire Local Plan 2011 and policy CSEN1 of the South Oxfordshire Core Strategy.

Vehicular access to the building hereby permitted may only be taken via Access point 1, as shown on drwg no. SCEH/12/6b. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to the first use of the building hereby approved for Class B1(a) office use, the access from the highway must be widened to at least 4.5m for a distance of 10m back from the junction with the A4074 as shown on drwg no. SCEH/12/6B and this area shall be retained unobstructed by any object, structure, planting or other material. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to the first use of the development hereby approved for Class B1(a) office use, details of refuse and recycling storage and collection shall be submitted to and approved in writing by the Local Planning Authority. The refuse and recycling storage and collection scheme shall be implemented in accordance with the approved details prior to the occupation of the development hereby approved and retained thereafter. Reason: To ensure adequate provision for the management of waste in accordance with Policy D10 of the South Oxfordshire Local Plan 2011.
