That particularly having regard to its excessive depth and siting in close proximity to the boundary of the adjoining property to the west No.17 St Leonards Lane, the proposed extension would have an overbearing effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of that property contrary to Policy H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained within the South Oxfordshire Design Guide 2008.

That the property lies within Flood Zones 2 and 3 and insufficient information has been submitted to demonstrate that the development is appropriately flood resilient and resistant contrary to advice contained within the National Planning Policy Framework.
