Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, AL57, AL58, AL59, AL60, AL61, AL62, AL63, AL64, AL65, AL66, AL67 and AL68, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of development samples of all materials to be used for making good the walls of the barn conversion hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To safeguard the character of the area in accordance with saved Policy D1 of the South Oxfordshire Local Plan 2011.
The proposed rooflights on the building conversion hereby permitted shall be of a conservation style.
Reason: To safeguard the character of the area in accordance with saved Policy CON7 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the adopted South Oxfordshire Core Strategy.
Prior to the first occupation of the barn conversion, the parking and turning areas shall be provided in accordance with the approved plan 11234 - AL67 and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: In the interests of highway safety and in accordance with saved Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011 and CSM1 of the adopted South Oxfordshire Core Strategy.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 as amended by The Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) [Order 2008](or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of the converted barn (the dwellinghouse) as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To safeguard the following;
The character of the building and the conservation area,
The amenity of occupants of 48 Southend, and
The openness of the Green Belt
in accordance with saved Policies CON7, H13 and GB4 of the South Oxfordshire Local Plan 2011 and Policies CSEN2 and CSEN3 of the adopted South Oxfordshire Core Strategy.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 as amended by The Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) [Order 2008](or any Order revoking or re-enacting that Order) the provision within the curtilage of the converted barn (the dwellinghouse)of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To safeguard the following;
The character of the building and the conservation area,
The amenity of occupants of 48 Southend, and
The openness of the Green Belt
in accordance with saved Policies CON7, H13 and GB4 of the South Oxfordshire Local Plan 2011 and Policies CSEN2 and CSEN3 of the adopted South Oxfordshire Core Strategy.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 as amended by The Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) [Order 2008] (or any Order revoking or re-enacting that Order) any works to the access track across the field to the south of the site as described in Schedule 2, Part 1, Class F or Part 2 Class B of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To safeguard the landscape setting of Garsington and the openness of the Green Belt in accordance with saved Policies C4 and GB4 of the South Oxfordshire Local Plan 2011 and Policies CSEN2 and CSEN3 of the adopted South Oxfordshire Core Strategy.
