Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1186-P2B, 1186-P3 and 1186-P1, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the extensions to the house and garage hereby permitted shall be of the same colour, type and texture as those used on the existing buildings.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13, C2 and D1 of the South Oxfordshire Local Plan 2011 and Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 .
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the stables hereby permitted shall be submitted to and approved in writing by the Local Planning Authority and implemented as approved.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, C1, R10 and D1 of the South Oxfordshire Local Plan 2011 and Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 .
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the existing trees adjacent to Kidmore Lane, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" and shall have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011 and Policy CSEN1 of the South Oxfordshire Core Strategy 2027.
Prior to the commencement of any site works (including demolition or site clearance) details of the foundation design for the stables shall have been submitted to, and approved in writing by the Local Planning Authority. Thereafter the development shall be implemented as approved.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011 and Policy CSEN1 of the South Oxfordshire Core Strategy 2027.
The stables hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity, including hiring, hacking, livery or tuition.
Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, in accordance with Policies G2, G4 and R10 of the South Oxfordshire Local Plan 2011.
External lighting will only be permitted in accordance with a lighting scheme to be first submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the amenity of neighbouring residents and the rural character of the countryside in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
