Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 4838-block-plan-1, 4838-existing-1, 4838-location-1 and 4838-proposed-1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

A hedge, of a species to be first agreed in writing with the Local Planning Authority, shall be planted along the southern boundary of the land by 15th May 2013 and such hedge shall be so tended as to grow to and remain at a height of not less than 1metre. Any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained and retained thereafter. Reason: To help to assimilate the development into its surroundings in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy 2027.

A detailed specification of how the redundant yard is to be returned to countryside shall be submitted to and approved in writing by the Council, prior to commencement of the works. Details of ground preparation and the break up and removal of the redundant area of yard will be required together with details of landscaping for the southern boundary. Works shall then be implemented and completed by 15th May 2013 and thereafter it shall be retained in accordance with the approved plans. Reason: To help to assimilate the development into its surroundings and preserve the character and appearance of the surrounding area in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy 2027.

Details of how the existing hedge along the eastern boundary will be protected from the construction of the new area of the yard shall be submitted to and approved in writing by the Council prior to the commencement of the works. Information of the depth of excavation, proximity to the side of the hedge and to the base of the hedge is required. Reason: To help to assimilate the development into its surroundings in accordance with Policies C9 and D1 of the SouthOxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy 2027.
