Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12/19/05 A, 12/09/04 A, 12/09/01 A and 12/19/02 D, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and policy CSEN3 of the South Oxfordshire Core Strategy 2027.

Details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:a. the new roof structure b. all new joinery c. all new flues and vents d. rainwater goods. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011 and policy CSEN3 of the South Oxfordshire Core Strategy 2027.

A sample panel of facing stonework for the eastern elevation showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011 and policy CSEN3 of the South Oxfordshire Core Strategy 2027.
