Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S0384/DIS, P13/S0385/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001 and EE-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S0385/DIS

That prior to the first occupation of the dwelling the fencing on the south and eastern boundaries of the site shall be re-located in accordance with Block_Plan_Dwg_BLO-001 and shall be retained in the agreed location thereafter. Reason: To secure a satisfactory standard of residential amenity for the occupiers and in accordance with Policies E8 and D4 of the adopted South Oxfordshire Local Plan 2011.

Prior to the commencement of development a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011 and with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027.

That development shall not begin until a detailed specification of the type, design and external finish of the external doors to the west elevation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 12008 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse (including the roof) as described in Schedule 2, Part 1, Class A and Class C of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011 and with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2008 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011 and with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order) the erection or construction of gates, fences, walls or other means of enclosure as described in Schedule 2, Part 2, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011 and with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027.

Prior to the commencement of the development hereby permitted a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the hard standings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within five years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings.

The existing hedge along the western boundary of the land shall be retained and properly maintained at a height of not less than 1.8 meters and any plant which may die or be seriously damaged or destroyed within five years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard the character of the area in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011 and with Policy CSEN1 of the South Oxfordshire Core Strategy 2027.
