Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, R376.03/A and R376.10/F, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of windows at a scale of 1:5 and 1:20 as appropriate b. The replacement staircase c. Details of insulation Reason: To safeguard the special character and the architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and with Policy CSEN3 of the South Oxfordshire Core Strategy 2027.
