Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of three years beginning with the date hereof. Reason: To comply with Sections 91-95 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning & Compulsory Purchase Act 2004.

Samples of the external materials proposed to be used shall be submitted to and approved in writing by the Deputy Director (Growth & Infrastructure) prior the commencement of development. Reason: To ensure the materials are compatible with the original Victorian school building and surrounding development.

The replacement tree planting shall be carried out in accordance with the plan Drwg No 120410-A003 RevG (dated 22/10/12) and the Planting Scedule listed in Condition 1 above and carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Deputy Director (Growth & Infrastructure) gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.
