That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1038-1, 1038-3, 1038-4, 1038-5, 1038-2 and 1038-6, except as controlled or modified by conditions of this permission. Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for all external windows and doors. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011. Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Bricks and tiles. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be traditionally profiled metal and painted to match the existing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
