Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, CLE-001, CLE-002, CLE-003, CLE-004, CLE-005, CLE-006, CLE-102, CLE-104, CLE-105, CLE-106, CLE-108.01, CLE-107.01 and CLE-103.01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified within the application form and plans hereby approved, or in materials which shall previously have been approved in writing by the Local Planning Authority
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011; and Policy CSQ3 of the South Oxfordshire Core Strategy 2012
The existing area of hardstanding to the front of the property shall be retained unobstructed except for the parking and manoeuvring of motor vehicles at all times.
Reason: in the interest of highway safety and to ensure provision of off-street parking in accordance with Policies T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
The first floor window in the north elevation of the (extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and it shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
