That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0/5386/12-02 rev B, 0/5386/12-03, 0/5386/12-04, 0/5386/12-05, received 11 December 2012, within 3 months of the date of the planning permission hereby granted, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All plant, machinery and equipment to be used by reason of the granting of this permission shall be installed within 3 months of the date of the planning permission hereby granted in accordance with the details specified in the acoustic report prepared by ACA Acoustic Ltd reference 121008-002A dated November 2012, as amended by report reference 121008-003 dated 28 November 2012 and shall thereafter be maintained and operated as detailed in the ACA Acoustic Report. The construction and structure of the building shall include all those noise mitigation measures specified in the reports. Reason: To safeguard the amenities of the occupiers of nearby residential and commercial properties from loss of amenity due to noise disturbance and in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

All plant, machinery and equipment to be used by reason of the granting of this permission shall be installed, maintained and operated so as to ensure that the noise level from the equipment does not exceed 5 dBA below the background noise level at the facade of nearby residential accommodation. Measurement and rating of noise for the purposes of this condition shall be in accordance with BS4142 (1997) 'Method for rating industrial noise affecting mixed residential and industrial areas'. Reason:To safeguard the amenities of the occupiers of nearby residential and commercial properties from loss of amenity due to noise disturbance and in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

No part of the patio and garden area of the application site shall be open to customers at any time and all access doors to the patio and garden area shall remain closed, except for in the event of an emergency when access to emergency exits may be required. Reason: To safeguard the amenities of neighbouring occupiers in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
