The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S2949/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 800 PP04C, 800 PP01C, 800 PP02C except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

The new 1.9 metre high close boarded fence as shown on Dwg's 800_PP04_C and 800_PP01_C shall be erected prior to the first occupation of the ancillary building hereby permitted and thereafter retained without alteration, unless otherwise agreed in writing by the local planning authority. Reason: To help ensure that the development is not unneighbourly or intrusive in accordance with Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011.

The outbuilding hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 132 Loyd Road, Didcot. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development a scaled plan showing the location of the public foul sewer that runs parallel to the western boundary of the site shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the development would not have an adverse effect on the public sewer and in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
