The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S0349/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, L001, B001, B011, S001 1:500, S001 1:200, E001, E002, E003, E004, E005, E006, 04071-110 rev C1, 04071-111 rev C1, 04071-112 rev C2, 04071-113 rev C2, 04071-120 rev C2, 04071-121 rev C1, 04071-122 rev C2, 04071-130 rev C1 and 04071-300 rev C1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the north and south elevation(s) of the development hereby permitted. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policy D4 of the South Oxfordshire Local Plan 2011.

That the development shall be constructed in accordance with the level details approved under condition 5 of planning permission P11/W1096 unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure that the development properly relates to the levels of adjoining development in the interests of amenity and in accordance with Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no external alterations or extensions shall be carried out to the building(s) hereby approved. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area generally in accordance with Policies G2, D1 and D4 of the South Oxfordshire Local Plan 2011.

That the development shall be carried out in accordance with the tree protection measures approved under condition 7 of planning permission P11/W1096 unless otherwise agreed in writing with the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
