Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 977.01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That The new brickwork shall exactly match the adjoining original brickwork in terms of the brick size and colour and brick bonding Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

The new brickwork shall be pointed with an appropriate lime-based mortar, with a flush finish tamped back slightly from the arrises of the brick Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

The brick arch over the new kitchen window shall exactly match the details of the brick arch over the existing window on the first floor of the back elevation Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

New rainwater goods and any new external pipework are to be cast iron. Drainage from the new kitchen is to be run internally Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a.Details of the new window, to include a 1:10 elevation and full size sections through the new cill, frames, glazing bars and opening lights Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
