Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, HFB P01B, HFB P02B, HFB P03B, HFB P07B, HFB P08B, HFB P04E, HFB P06H and HFB P05G, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors at 1:5 and 1:20, including elevations and sections together with details of finishes has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of lime mortar/plaster specifications b. Details of new staircase/stairs c. Details of insulation, including section drawings d. Schedule of finishes for the barn e. A full schedule of repairs including photographs f. Details of repair to the wattle and daub panel, including a specification of thematerials to be used g. Method statement for lifting, re-laying and repair works to the threshing floor Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Samples of roof and wall materials Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brick and flintwork walling showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 and CON3 of the South Oxfordshire Local Plan 2011.

No works shall take place on site prior to the making of an English Heritage Level 2 architectural record of elements to be demolished. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority and the Oxfordshire Historic Environment Record. Reason: As the building is of archaeological/historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.
