Decision
Planning Permission on 22nd October 2012
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 5228/sp1, CME-001 and 2467, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the 1.8m high close boarded fence proposed to delineate the separate garden areas shall be erected prior to the first use of the building as a separate dwelling and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory and to provide privacy and amenity in accordance with Policies E8 and D3 of the South Oxfordshire Local Plan 2011.

That the existing access and parking provision for the existing and proposed separate dwellings shall be retained and maintained as such. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

That the existing garden building described as 'chalet' on drawing 5228/sp1 which lies to the west of the proposed separate dwelling shall be used for purposes incidental to the proposed dwelling and shall not be occupied or used separately therefrom. Reason: As separate and unrelated use of the building would result in unneighbourly development and be contrary to Policies E8 and H13 of the South Oxfordshire Local Plan 2011.
