Conditions / Refusal Reasons
The works of demolition hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12, AAN.12.452.1 and 04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

On completion of the demolition works hereby permitted, the site shall be cleared of all resultant rubble and debris. Reason: To safeguard the character and appearance of the conservation area in accordance with Policies CON6 and CON7 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the Core Strategy 2027.

No works shall take place on site prior to the making of a Level 2 English Heritage building record for the workshop. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: As elements of the building appear to be of historic importance and in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the Core Strategy 2027.
