Having regard to the size of the dwelling in relation to the width of the plot and the limited separation to the site boundaries, the proposed dwelling would result in a cramped development which would form an intrusive feature in the landscape strip along Hazel Gardens and would result in a degradation of the character of the street scene. As such, the proposal would detract from the character and appearance of the site and surrounding area, contrary to policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011, policies CSR1 and CSQ3 of the Emerging South Oxfordshire Core Strategy, advice set out in the South Oxfordshire Design Guide 2008 and government guidance in the National Planning Policy Framework.
The proposed development would threaten the health and longevity of trees on the site that are of significant amenity value and are the subject of a Tree Preservation Order and if permitted, could result in pressure to remove trees in the future. The loss of the trees would be harmful to the character and appearance of the site and surrounding area and as such, the development would be contrary to policies G2, G6, C1, C9 and H4 of the South Oxfordshire Local Plan 2011, policies CSR1, CSEN1 and CSQ3 of the Emerging South Oxfordshire Core Strategy and advice set out in the South Oxfordshire Design Guide 2008.
Having regard to its size, height and unsatisfactory relationship with the Bungalow adjacent to 2a Woodlands Road, the proposed dwelling would have an intrusive and oppressive impact upon this neighbour. The proposal would therefore be detrimental to the residential amenities of the occupants of this property and would be contrary to policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011, policy CSQ3 of the Emerging South Oxfordshire Core Strategy, advice set out in the South Oxfordshire Design Guide 2008 and government guidance in the National Planning Policy Framework.
