Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3001/03, 3001/04, 3001/01, 3001/02, 3001/05, 3001/06, 3001/07 and 3001/08, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of the development, the land referred to in the Flood Risk Assessment accompanying the application as comprising floodplain compensation areas, should be removed from the site as proposed in that report, shall be so retained and maintained, and that there should be no raising of ground levels resulting from the work.
Reason: To ensure that the development does not increase flood risk in accordance with advice contained in the National Planning Policy Framework.
