The development to which this permission relates shall be begun not later than the expiration of three years beginning with the date of this permission. Reason: To comply with Section 91 to 95 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

No operations authorised by this permission, including vehicles entering or leaving the site, shall take place except between the following times: 07:00 to 18:00 Mondays to Fridays 07:00 to 13:00 Saturdays. No operations shall take place on Sundays, Bank or Public Holidays. Reason: To protect the amenities of local residents and visitors to the area Policy: OMWLP PE18

No mud or dust shall be deposited on the public highway. Reason: In the interests of highway safety Policy: OMWLP PE18, SOLP T1

Details of the location, height, design, sensors and luminance of external lighting (which shall be designed to minimise the potential nuisance of light spillage on adjoining properties and highways) shall be submitted to and approved in writing by the Waste Planning Authority before any external lighting is used on site. Any scheme that is approved shall be implemented for the duration of the development. Reason: To minimise the nuisance and disturbances to neighbours and the surrounding area. Policy: OMWLP PE18

All vehicles, plant and machinery operated within the site shall be fitted with and use effective silencers. Reason: To ensure minimum disturbance from operations and avoidance of nuisance to the local community Policy: OMWLP PE18

Between the hours of operation stated in condition 3, the noise levels arising from the development shall not exceed 55 dB (LAeq) (1 hour), freefield at The Cottage and Goulds Grove Farm shown on table 8-11 (summary of ambient noise level survey results) of the approved document ¿Noise and Vibration¿ dated June 2012 prepared by Enzygo Limited. Reason: To protect the amenities of local residents Policy: OMWLP PE18.

The existing trees and hedgerows as shown on approved Landscape Mitigation Plan (figure 9.6) shall not be felled or uprooted without the prior written approval of the Waste Planning Authority. Any such vegetation removed without consent, dying, being severely damaged or becoming seriously diseased as a result of operations permitted by this permission shall be replaced with specimens of such size and species as may be specified in writing by the waste planning authority in the planting season immediately following such occurrences. Reason: In the interests of visual amenity. Policy: OMWLP W5, SOLP C2

Prior to commencement of the extensions associated with this planning permission, a scheme to deal with the risks associated with contamination of the site shall each be submitted to and approved by the Waste Planning Authority. The scheme shall include: i) A site investigation scheme, based on (Phase 1 Environmental Review, Ewelme Depot, Hydrogeo, June 2012,) to provide information for a detailed assessment of the risk to all receptors that may be affected, including those off site. ii) Based on results of the site investigation and detailed risk assessment referred to in (i), an options appraisal and remediation strategy giving full details of the remediation measures required and how they are to be undertaken. iii) A verification report providing details of the data that will be collected in order to demonstrate that the works set out in the remediation strategy in (ii) are complete and identifying any requirements for longer-term monitoring of pollutant linkages, maintenance and arrangements for contingency action. iv) the report shall set out measures for maintenance, further monitoring and reporting Any scheme approved shall be implemented in full for the duration of the development. Reason: To protect groundwater quality Policy: OMWLP W7.

Piling or any other foundation designs using penetrative methods shall not be carried out on site without written approval of the Waste Planning Authority, which may be given for those parts of the site where it has been demonstrated( in site investigation report required by condition 7) that there is no resultant unacceptable risk to groundwater. The development shall be carried out in accordance with the approved details. Reason: To protect groundwater quality Policy: OMWLP W7.

Prior to commencement of the extensions associated with this planning permission, a scheme to dispose of foul and surface water has been submitted to, and approved in writing by the Waste Planning Authority. Any scheme that is approved shall be implemented in full. Reason: To protect groundwater quality Policy: OMWLP W7.

No development shall take place until a Construction Traffic Management Plan (CTMP) has been submitted to and approved in writing by the Waste Planning Authority. No construction works shall take place other than in accordance with the approved plan. Reason: In the interest of highway safety Policy: SOLP T1

No reversing bleepers or other means of audible warning of reversing vehicles shall be fixed to, or used on, any vehicle owned or leased by the operator of the site, other than those which use white noise. Reason: To protect the occupiers of nearby premises from unreasonable noise intrusion. Policy: OMWLP PE18
