Conditions / Refusal Reasons
That having regard to the proximity of Unit 1 to the working grain dryer at Haseley Farm and to the low background noise levels recorded on the site, the noise levels arising from the grain dryer would be unacceptable within the external amenity area of the property to the detriment of the residential amenity of the occupants of the dwelling and contrary to Policy EP2 of the South Oxfordshire Local Plan 2011 and to the aims of paragraph 123 of the National Planning Policy Framework.
That having regard to the location of the shared access for Unit 1 and the remaining two business units and to the open nature of the site the proposed layout would fail to provide adequate standards of privacy and residential amenity for the occupants of the proposed dwelling contrary to Policy D4 of the South Oxfordshire Local Plan 2011.
