The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S2564/DIS

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Internal and external joinery details including roof lantern. b. All new flue and vents. c. All new lintels and cills. d. Sectional drawings of eaves and verges (including fascias) at a scale of 1:10. e. Schedule of all internal finishes. f. Detailed elevation at 1:20 of new opening to create wider bar, including details of any necessary structural work. Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Hand made clay tiles for the roof. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011 and CSEN3 of the emerging South Oxfordshire Core Strategy.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011 and CSEN3 of the emerging South Oxfordshire Core Strategy.

All new rainwater goods shall be traditionally profiled metal. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011 and CSEN3 of the emerging South Oxfordshire Core Strategy.

All new flat roofs shall be covered in lead. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011 and CSEN3 of the emerging South Oxfordshire Core Strategy.
