Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12 NUC P001, 12 NUC P002, 12 NUC P003, 12 NUC P004A, 12 NUC P006C and 12 NUC P005B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Floor strengthening for the first and second floor in the listed building; b. All new internal and external joinery; c. The method of blocking up the ground floor door in the listed building; d. Any external flues or vents; e. Methodology for the cleaning and/or painting of the brickwork on the listed building f. Mortar mixes for the repointing on the listed building. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.
