Description
Removal of existing gate, increase in width of gravel drive and installation of new sliding gate to vehicular access, reduction in width of gate to pedestrian access, replacement of existing pedestrian gate with hedging.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 001 and SK001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That details of the new sliding gate serving the vehicular access hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to its installation.
Reason: To ensure the details of the development are satisfactory, in accordance with Policies G2, G6, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the requirements of condition three, the remainder of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the development, the parking and turning areas shall be provided in accordance with the approved plan SK001 and shall be constructed, laid out, surfaced in SUDS compliant material, drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
No surface water from the development shall be discharged onto the adjoining highway and a scheme to prevent this occurrence shall be submitted to and approved in writing by the Local Planning Authority and constructed prior to the commencement of building operations.
Reason: In the interests of highway safety and in accordance with Policies T1 and EP6 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
The existing hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard the character of the area in accordance with Policies C9 of the South Oxfordshire Local Plan 2011.
