Erection of side extension to garage to form additional parking bay, single storey rear extension and porch and conversion of garage to form ancillary residential annexe at ground floor and home office on first floor (As amended by Drawing Nos: 0804 102 Revision A and 0804 403 Revision A accompanying agent's email of 5 September 2012).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 100, 003, 0804 102 Revision A and 0804 403 Revision A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the garage extension hereby permitted shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.
The external materials to be used for the cheeks, face and roof of the dormer window hereby permitted shall match the materials used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan.
The accommodation within the garage hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Kingwood Brow.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
