Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 720 PP05C, 720 PP02A and 720 PP03A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies C2, CON7, D1, G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That the roof lights to be installed in the north-east and north-west facing roof slopes of the outbuilding hereby permitted shall be of a conservation, flush-fitting style.
Reason: In the interests of the appearance of the development and in accordance with Policies C2, CON7, D1, G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows or other openings other than those shown on the approved plans shall be inserted in the roof of the development hereby permitted.
Reason: In the interests of the appearance of the development and in accordance with Policies C2, CON7, D1, G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the Oak tree which is shown to be retained, and the tree shall be protected in accordance with the measures set out in Section 8.6 and Appendix 2 of the accompanying Tree Survey Report dated September 2012. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
