Conditions / Refusal Reasons
That, insufficient evidence has been submitted to demonstrate that the unit has been marketed at a reasonable price for at least one year for a B1 or any other suitable employment or service trade use. As such, the loss of the employment accommodation is therefore unacceptable contrary to Policies E6 and E8 of the adopted South Oxfordshire Local Plan 2011.
That, having regard to the proximity of the building to the southern and eastern boundaries of the site which are marked by close boarded fencing and to the outlook from the south facing windows on to a commercial storage area, the property would provide its occupants with an insufficient standard of residential amenity and the proposal is therefore contrary to Policies E8 and D4 of the adopted South Oxfordshire Local Plan 2011.
