Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1712-01, 1712-01, LOC_001 Rev A, 1712-02B and 1712-03B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P15/S3602/DIS, P16/S3548/DIS

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. External walls and roof of the rear link-extension Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for all new external doors and windows at a scale of 1:5/1:20 b. Joinery details of rooflights c. Joinery details of the new internal staircase in existing cottage d. The location and detailing of all new vents and extracts e. Details of new partition at first floor in existing cottage showing fixing methods Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

All rainwater goods shall be constructed of of traditional profiled metal and painted black. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2 and D1 of the South Oxfordshire Local Plan 2011.
