The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That prior to the commencement of construction works in relation to each element of new build or conversion, samples of all materials to be used in the external construction and finishes for that building shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the implementation of any works to the listed buildings a plan for the salvage and reuse of materials to be removed from the historic buildings shall be submitted to and approved in writing by the Local Planning Authority. The plan shall identify the location of safe and secure storage of these materials and the materials shall be reused on site for the repair and restoration of the listed buildings. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

No works shall take place on site, including demolition, prior to making a recording of all of the listed buildings on the site. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: As the buildings are of archaeological and historic interest in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.

Prior to implementation a programme of phased works to the listed buildings shall be submitted for approval in writing by the Local Planning Authority. Prior to commencement of each phase a detailed schedule and specification of all works to the listed buildings within that phase shall be submitted for approval in writing by the Local Planning Authority. The details shall include method statements and detailed drawings for works of repair and restoration. All works shall be carried out in accordance with the approved schedules, specifications and standards. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

A detailed schedule and specification of repairs and replacements for dormer windows, windows and doors in the listed buildings shall be submitted for approval in writing by the Local Planning Authority in relation to each phase and prior to the commencement of that phase. The works shall be carried out in accordance with the approved schedules and specifications. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of work on the listed buildings, the following details must be submitted for approval to the Local planning Authority: a. Details of roof insulation and covering materials, including large scale sections through the eaves b. Details of all external drainage, flues, vents and telecom equipment c.A full specification of internal finishes, including the retention of historic plaster finishes d. Full specification for any brick cleaning and/or redecoration e. Details of the internal finishes and retention of historic features in the Hobbies Room in Unit 6 Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the usual restrictions imposed by the need for Listed Building Consent, any changes to the internal finishes including flooring, paint finishes, wiring, plasterwork and joinery details, shall only be carried out with the express written permission of the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

A Conservation Management Plan setting out the long term maintenance of all the listed buildings shall be submitted for approval in writing by the Local Planning Authority prior to the completion of the work. The Plan shall include a maintenance regime for the roof, rainwater goods, windows, doors and external fabric. Thereafter the maintenance shall be carried out in accordance with the approved Plan. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
